We helped sellers with their family home. The owner was an elderly gentleman who had lived in the house for decades but was ready to move to a smaller home. When his children started to get the property ready to sell, they found out that foundation/drainage problems from extensive water intrusion really caused problems in getting a viable offer on the house. The family did not have the time or resources for the extensive repairs to make the property marketable, so an all cash, no contingency offer was very attractive to them.
